Host Question

  • We are not out scouring cleaning services. We are proud to use our own cleaners and everyone has received adequate training before being employed.
  • In the unlikely case where you, or your guest, is not fully satisfied with our cleaning service, you can call us immediately, and we will address the issue within 24 hours, for free.
  • Please make sure to inform your guest on their arrival and/or departure. If your guests refuse to let us clean the property, we will leave and there will be no refund.
  • We provide one stop services to different level users , including but not limited to guest communication, key exchanges, cleaning and restocking essentials. For more information please check Service List.
  • We also provide service for Airbnb users, our housekeepers are always ready to serve you. For more information please check our Pay As You Go List.

  • We will list your property to at least 10 international well-known short term rental platforms to maximize occupancy rate.

  • There are a few options for giving us your keys.
  1. You could send your keys direct to our office
  2. You could book for a key collection, when you fill up the information form (Fee may apply)
  3. You can leave the key to your building’s concierge. (Please provide details)
  4. You could put the keys in a lockbox (Please provide details)
  • Upon arrival, we photograph and document any property damage and inconsistencies. We will send you an inspection report for reference. Also Airbnb provides Host Protect Insurance , covering up to 1,000,000 for any damage made by the guests.
  • Hosts get paid once a month. We will issue statements to you and deposit into your selected account to the last day of the month. Also we will send you a monthly report clearly showing all of the guests you have during any calendar month
  • We require all guests to verify their identities and provide a deposit in case of damage. We also check their guest reviews on Airbnb and other social media platform. On top of that you will be covered by any third party’s host insurance. This does not apply to our Offline and Individual service package. We encourage our client talk to your current insurance company, we can also assist on this.

Pay As You Go Package

  • Our charges is a flat rate of $35 plus GST during business hours ( 08:00 – 20:00). After hour key deliveries are available at additional costs. Please click Here for full pricing list.
  • We surely provide these services, please check Pay As You Go service list, it only takes about 5 minutes for booking.
  • While you can make the request to have the same housekeeper every service, we cannot guarantee that he/she will be available.
  • If you are a first time customer, please leave your requests on remarks. If you are an existing customer, please leave us special requests. We will do our best to address all reasonable requests. Additional charges may apply.
  • It takes around 4 hours to ensure our cleaner could provide high quality cleaning services. Please check our Pay As You Go service, if you want any after hour services, Please call or email to our office, additional fee may apply.
  • Due to travel delays, the cleaners may be late by up to 30 minutes. Please call our team if your housekeeper has still not arrived 30 minutes after the appointed time.
  • Yes, you will receive texts from us when we are en route, upon arrival, and after completion of service.
  • We understand the world isn’t perfect. If your guest is running late, please let us know ASAP by simply calling our office or emailing us.
  • Our key exchange service is within 60 minutes. It will include greeting your guests, showing them your house guide and your lovely cozy home.

  • We understand that people’s plan may change. Please send us an email or give us a call at least 4 hours before the scheduled service for a full refund. For cancellation within 4 hours of the scheduled booking, extra charge will be applied.

Hands-off Management Package

  • Our staff is fully equipped. However, we are happy to use your cleaner if you request.
  • Sorry, our cleaners will not handle your laundry.
  • We monitor pricing very closely and use a third party to automatically update the prices in real time. However, if you know of a local event that you believe should be accounted for, just let us know and we’ll update the price for you.
  • We will appoint a check-in in contact person, digital smart lock or lockbox by request. We will discuss both options and decide what is best for your property.

  • To keep the vacancy of your property low, we create high quality listings and optimize their SEO (search engine optimization). We will advertise it to different well known online platform, such as Airbnb, Stayz & VRBO. Also your property will be listed on those platforms which focuses on the Asian market– the biggest group to visit Australia nowadays. We also advertise though social media websites, such as Facebook, Google +, Linkedln, Twitter and Instagram and Wechat

Rental Guarantee Management Package

  • Yes, we do have a Rental Guarantee Package. Only selected property can enjoy rental guarantee package. Please simply fill up the information request form. We will get back to you shortly.

ShareCover Insurance Package

  • The policy covers strata properties which are apartment, unit, townhouse, villa etc.
The following properties are not covered:

  • Free standing properties including houses, granny flats etc.; and
  • Spaces that have not been recognised as a habitable environment by government authorities (e.g. tree houses); any property that the relevant local government, council or government authority does not permit to be used as tourist, visitor or other short term or temporary accommodation and licensed hotels, motels, resorts, inns, or similar licensed venues for accommodation.
ShareCover Short Stay insurance covers:
  1. Loss or damage to a Host’s property caused byan insured event occurring in Australia whilst the property is rented through KozyGuru;
    • Accidental and malicious damage to the building caused by Guests;
    • Accidental and malicious damage to the contents caused by Guests;
    • Damage caused by natural perils – Bushfire, earthquake, or tsunami, lightning, storm or rainwater and flood to the cover limit.
    • Public liability– Up to $10,000,000 is provided per claim for incidents occurring on the property.
    • Theft – Up to $25,000.
    • Loss of rent – Up to $15,000 or 3-months’
    • Other covers – Including glass breakage, change of locks, electric motor burnout.
Insured event Limit
Loss or damage to the building and contents $60,000 building and $60,000 contents per claim and for all claims arising out of the one event
Personal injury and property damage $10,000,000 per claim
Loss of rental income $15,000 per claim within the cover limit
Theft $25,000 per claim within the cover limit
Pet damage $3,000 per claim within the cover limit
Electric motor burnout $5,000 per claim within the cover limit
  • The excess payable is $350 per claim.
  • Loss or damaged caused by the Hostis not covered.
  • Deterioration, wear and tear are not covered– The policy does not cover deterioration, wear and tear that have occurred over time.
  • The policy is only valid when the property is rented through KozyGuru.
  • The policy will provide cover within Australia.
If an incident has occurred at your property, you can lodge a claim through the ShareCover Claim Portal.

  • Your name, address and customer ID
  • Date of incident
  • Time of incident
  • Details of incident
  • Any evidence of the incident/damage (pictures, correspondence with the service recipient etc)

Once we receive this notice of claim from you, we will lodge the claim with ShareCover. A member of the ShareCover claim team will be in contact with you within 48 hours.

Guest Question

  • People would receive a confirmation email from our company. The Email will include date, time, price and check in/out information. Also, there is a link in the email linked to our Visit Center page. Guest can select essential items and get more information about Australia from our Visitor Travel Tips.
  • Please call our office or email 48 hours before trip at local time.
  • Allow us to check availability. Additional charges may apply.
  • We will introduce the House guide to you upon arrival.
  • All filming, production and any forms of commercial activities are prohibited, unless the host and agent have provided written consent. If guests wish to conduct commercial activities in the property, please call Reservations to discuss your requirements.
  • In most cases, you might find a lock box or digital smart lock at the property. Our staff will send you a step by step guide in the confirmation letter.
  • Check out time is any time before 11am and check in time is anytime after 2:00pm
  • People could request to check in /out earlier or later (depending on availability). Guest will receive email or phone call a day before they check in/out. Additional fees may apply.

  • We charge in a flat rate 15 % Plus GST, services are including key delivery, organize cleaning, essential restocking and also handling all customers’ issues. Please refer to full manage Service List page to view full price list.
  • We also have Pay As You Go service suitable for different users at different levels.
  • Joining us is completely Free! We charge no upfront fees and we only earn money when you earn money!
